Coin Laundromat Depreciation—Clarifying Useful Life and Conditions for "Immediate Depreciation"

Laundromat investments are sometimes promoted as allowing rapid deduction of machinery costs against the main business's profits. But ordinary depreciation and investment incentives are separate systems, with exclusions for investments whose operation is fully outsourced. First identify ownership, the business operator, and the equipment depreciated.

This general explanation is based on NTA and other published materials verified on September 13, 2026, focusing on corporate store operations. Actual contracts affect conclusions; sales-material tax estimates alone cannot establish eligibility.

Neither 13 Years for the Whole Store Nor 6 Years Simply Because It Is a Washing Machine

Where commercial laundry and drying equipment qualifies as machinery and equipment, the 13-year life for laundry, barber, beauty, or bathing business equipment is the basic starting point. The NTA industry-to-equipment table places laundromats in this category. NTA: Appendix to the Useful Life Guidelines NTA: Machinery and Equipment Useful Life Table

Not every store investment belongs to that category. Buildings, plumbing, electrical systems, interiors, signs, and fixtures are classified by structure, use, and integration. If a quotation says “complete startup package,” first obtain detailed construction and equipment schedules. Machinery useful life depends on its actual industry use. NTA: Classification of Machinery and Equipment

Depreciation normally begins when equipment is put to its intended use. Paying for it just before year-end does not itself allow depreciation to begin if installation and trial runs are incomplete and the premises cannot yet operate as a store. NTA: Date an Asset Is Placed in Service

Used equipment does not necessarily qualify for rapid depreciation

For used equipment, its remaining usable life after acquisition is estimated. If estimating it is difficult, the simplified method may be considered. Under this method, the useful life is 20% of the statutory useful life if that life has fully elapsed, or the remaining statutory life plus 20% of the elapsed years if it has only partly elapsed. Fractions are rounded down, subject to a minimum of 2 years. NTA: Useful Lives of Used Assets

Thus, “used” does not necessarily mean a 2-year useful life. Documentation establishing when use began and how many years have elapsed is needed. Renovation costs above a certain threshold before the asset is placed in service can prevent use of the simplified method, so consider the purchase price and renovation costs together. NTA: Capital Expenditure on Used Assets A short useful life for tax purposes does not reduce equipment failure risks or replacement costs.

For investments with outsourced operations, check the exclusions from special incentives first

The SME Management Enhancement Tax Incentive allows immediate expensing and other benefits for certain new equipment acquired under an approved plan. However, equipment is excluded where the laundromat business is not the principal business and substantially all its management is outsourced. This does not mean that all laundromats are excluded, or that performing a small amount of work in-house is enough to qualify. NTA: SME Management Enhancement Tax Incentive

The SME Investment Promotion Tax Incentive also excludes machinery used in a laundromat business that is not the principal business where substantially all management is outsourced. This is a separate scheme offering specified special depreciation and other benefits; it is not the Management Enhancement Tax Incentive. NTA: SME Investment Promotion Tax Incentive

In practice, review contracts and operating records to establish who sets prices, manages revenue, cleans, responds to breakdowns, and decides on repairs and equipment replacement. It also matters whether the company simply leases machines to an operator or provides services as its own business. Requirements concerning eligible businesses, company size, new equipment, and plan approval must be met. Ineligibility for a special incentive does not itself prevent ordinary depreciation.

An earlier expense deduction is different from a profitable investment

Immediate expensing and short useful lives allocate acquisition costs to earlier years, leaving less depreciation to claim in later years. If tax rates and profitability remain unchanged, the main effect is tax deferral. When comparing this with a tax credit, consider taxes and cash flow over several years, not just the first year's tax. NTA: How Depreciation Works

The business question is whether revenue can cover rent, utilities, detergent, management fees, and repairs, as well as loan repayments. Loan principal repayments are generally not deductible, so saying that a loss reduces tax does not explain changes in cash on hand. If an individual expects to offset losses against salary from their main job, the income classification based on the facts and the conditions for loss offsetting must also be checked separately.

Do not overlook consumption tax refunds and taxation on exit

A consumption tax refund on equipment purchases depends on taxable business status, the calculation method, and input tax credit requirements. Paying for machinery does not automatically produce a refund; retention of books and qualified invoices must also be checked. NTA: Record Retention Requirements for Input Tax Credits Acquiring a specified high-value asset may also restrict subsequent use of the tax exemption or simplified taxation system. NTA: Special Rules for Specified High-Value Assets

When closing or selling the business, calculate net proceeds by considering the depreciated book value, sale price, consumption tax, outstanding debt, and restoration costs. For a corporation, a lower book value increases the gain on a sale at the same price. For an individual, consider the income classification of each asset sold. NTA: Assets Subject to Capital Gains Taxation Before focusing on tax savings at startup, check whether the investment leaves cash over its entire life, from operation through exit.
